Renting a House or Apartment in Addis Ababa: Prices, Contracts and Scams

1. Where you rent decides what you pay

Bole (airport, Medhanialem, Atlas, CMC) is the most expensive sub-city for furnished apartments, followed by Kirkos (Kazanchis, Meskel Flower) and Yeka (Megenagna, Gurd Shola, Ayat). Condominium sites in Lemi Kura, Akaky Kaliti (Koye Feche, Tulu Dimtu) and Kolfe are the most affordable. 2. How payment works

• Most landlords ask for 3–6 months in advance plus one month deposit; furnished Bole apartments often require 6–12 months.
• Rent increases of 10–25% at renewal are common — negotiate the renewal clause up front.
• Brokers (ደላላ) charge the tenant one month's rent (sometimes shared with the landlord). Confirm the fee before viewing.
• Pay by bank transfer and get a signed receipt (ደረሰኝ) every time.

3. What the contract (ውል) must include

Names and IDs of both parties, the exact address and unit, monthly rent and payment schedule, deposit amount and refund conditions, who pays utilities and condominium fees, contract length and notice period, and what happens if the landlord sells. For condominiums, ask to see the owner's title (ካርታ/ደብተር) and, if the landlord isn't the owner, a power of attorney.

4. Inspect before paying

Visit at a different time of day. Test water pressure (many buildings only get water on certain days), the electricity meter, the generator/lift in apartments, and mobile signal. Ask neighbours about security and water schedules. Photograph existing damage and attach it to the contract.

5. Common rental scams

Never pay a "reservation" before seeing the unit and meeting the owner. Be suspicious of prices far below the sub-city median, of "owners abroad" who want a transfer first, and of brokers who show one unit and then push another. Shekela shows the seller's channel and listing history — check it.
